The Home Staging Association (HSA) reports that on average non-staged properties stay on the market for 108 days, compared to staged properties which receive an offer after 45 days. With such a noticeable difference in time, it’s no surprise that award-winning furniture services provider David Phillips is seeing an uptake in requests for home staging.

Tips on staging your own property
Tali Leggett shares her most important tips to consider:
- Carefully consider the furniture layout to ensure there are clear walkways throughout the property and no narrow spaces or awkward obstacles to overcome which may raise a red flag to potential buyers. Choose furniture of an appropriate scale for the room to ensure spaces feel homely but not over-crowded.
- Choose an appropriate style of furniture and accessories based on the design of property and its location. A loft conversion in Shoreditch will require a completely different selection of furniture and art verses a traditional town house or cottage. While we all grow attached to particular pieces which may hold sentimental value, it can be worth bringing in a friend with ‘fresh eyes’ to point out anything which doesn’t tie in with the rest of your scheme and can be stored elsewhere while you market the property.
- Bring your space to life with the accessories, art and mirrors. Playing around with different textures, finishes and shapes will add visual interest and the choice of colours will really lift a scheme. Artwork can be used to draw the eye up and makes an excellent focal point in any room. In addition, placing a mirror in a small room will make it appear larger and hanging one in front of a window will reflect more light in a darker room.
